I have been shown an amazing project on Sahl Hasheesh, called Mama Mia (Italian developer), they are building with a brand new type of construction process from Italy and using top end fittings. I am waiting for more information but I think finally I have found a safe and exciting project to market, if anyone knows otherwise please let me know. I will be asking DWS to draw up sales contracts if I sell any to give me even more reassurance. Let me know if anyone wants more info when I get it.

The original designs submitted to ERC have been refused due to the amount of units being planned. Due to this they are having to redesign and resubmit another plan, I have no idea how long this process will take but will post any updates as I receive them.

Here are some renders, plans, brochure and layouts for the Mamma Mia complex, we are now officially launching this development and the prices will be rising in one month 22 July 2010 and again in October 2010.

At the moment they are:

1 bed from €40,000

2 bed from €50,000

There are 9 Penthouse apartments, and we have the exclusive selling rights on the remaining 5, prices to follow very soon, but will be around €130,000.

The final licences have been granted, work will be commencing in a couple of weeks and the prices are to rise by 5% on the 22nd July and by a further 7% in October.

If you are looking to buy an investment property anywhere in the world at the moment not just Egypt Mamma Mia is where you should be looking. The resort of Sahl Hasheesh is looking amazing and is still years away from being fully completed, the golf courses are moving ahead, the diving is excellent, it is gated, it has a fantastic beach open to all and the prices of Mamma Mia are around 50% lower than similar properties in the area. You are buying Sahl Hasheesh at Hurghada prices, please contact for more info.

Hi Neil - regarding the DP swaps to MM - is there anything I need to be doing for it now? Or is it is just a case of waiting for DWS to complete individual contracts and for me to be contacted by DWS once these are ready (I presume the you or the HRA will pass on my contact details to DWS on my behalf?)

As Pebble, do we need to do anything regard switch to Mamma Mia. We are still (just about) renting out on DP1, when will we be able to rent to, we assume at least up until exchange of contract. What arrangements costs would we need to allow, DWS and any others? We assume that being as we paid for the electric meters etc, that these will be installed as part of the deal?

Also we noted in the brochure the MM wouldn't be ready until Jan 2013, is this correct or will the apartments be available earlier for occupancy i.e. is there a phase 1 and 2. Are we correct to assume that those transferring from DP1 will get first available occupancy date(s)

I have been with the Mamma Mia developers yesterday and today and they had a final meeting in the Sahl Hasheesh ERC office, the engineers WILL be on site tomorrow to start the webwork (plotting the development on the ground) ready to start construction in around 2 weeks. This has taken a lot longer than anticipated but at last it has the green light, please see below a photo taken this afternoon of the Mamma Mia team and myself. This is great news and one I know many have been waiting for, there are still apartments available if anyone is looking for an excellent investment. Please contact us ASAP.

Engineers on site last week plotting out the land and next week they are planning on starting construction, as long as ERC don't put any more hurdles in the way. I have also posted a video showing how close the site is to the Old Town, beach, sea etc... It is less than a minutes drive so around 5min walk to the path that winds through the palm trees to the beach. It also carries on along the back of the Old Town, Welcome Piazza, Sunset Pearl etc...

As mentioned previously Mamma Mia is being constructed using new state of the art materials, ensuring quicker construction, better heat insulation (and keeping heat out), better sound proofing, stronger and better finishing. The developers of MM have even been approached by other builders asking if they can supply this material to finish other builds within Sahl Hasheesh.

Here are some photos from the Mamma Mia site, I stood on the building on the next plot so I could look down on the site. As you can see they have now dug out all the foundations for the blocks and have now hit firm ground where they can begin the process of laying the foundations. You will see the project move on quickly now and they have brought in another 2 Italian architects as the Egyptians weren't getting it quite right, especially seeing as they are building with state of the art materials.

With me being higher up you can get an idea of how good the views will be, I stood on the third floor where you can see the wall in the photo, you will also notice there is more grass on the golf course and the plastic coverings for the lakes and water features are laid.

As of today the Mamma Mia plot of land (the development was never theirs) is no longer in the hands of El Riad or Yasser. This is great news and everyone with an interest in Pyramids Beach will be contacted over the coming weeks.
